Deposit
Provisional bookings will only be held for 5 days pending receipt of your deposit and booking form. A deposit of 20% of the cost of the
holiday must accompany the booking form. Please make cheque payable to
When we receive your booking form and deposit, we will send you a confirmation of booking and details of the balance due.
The person signing the booking form is responsible for the booking and warrants that he or she is over 18 years of age and must be a
member of the party.
Security Deposit
The inventory deposit will be held against damage, loss, excessive consumption of services and excessive final cleaning. (reasonable wear
and tear excluded). If damage/loss exceeds the 100 bond, you will be invoiced for the difference. If there is no damage, the bond will be returned within seven days of departure from the apartment/cottage. For your
own protection, please check the inventory on arrival and departure.
Payment of Balance
The balance of the total cost of the holiday, together with a refundable good housekeeping bond of 100,is due 8 weeks before the date of
commencement of the holiday. If a booking is made less than eight weeks before arrival, the full amount must be paid at the time of booking. The proprietor reserves the right to re-let the apartment if the balance
is not paid when due. Deposits will be returned should there be no vacancy.
Cancellation
If the customer should have to cancel the holiday, the owner will make every effort to re-let the property but otherwise the customer
will be liable for the full balance. Cancellations must be received in writing
Amendments
Once a booking has been accepted and invoiced, any alteration made to that invoice will incur a 10.00 charge to cover administration
costs. In the event of cancellation an administration fee of 25.00 per cottage will be charged.
Non Payment of Balance
The proprietors reserve the right to re-let the property if the balance is not paid when due. However if we unable to relet the holiday
you will remain liable for the outstanding balance.
Tenants Obligations
Nuisance
Guests are expected to be considerate to residents of nearby premises. Behaviour of guests, and visitors, should not be excessive or
rowdy, especially at night. Televisions, Radio's etc or any other musical instruments must not be played in such a manner as to annoy neighbours. We reserve the right to recover from the person making the booking,
any discretionary compensation payment, or discount, we may have to pay to any other guests, as a result of your actions, or a member of your party, or of your visitors.
Clothes should not be hung over the balcony but on the clothes horse provided.
Details
Duration of Letting
Lettings are for a maximum of four weeks and commence at 3.00 pm on the first day of the tenancy and end at 10.00 am on the day of
departure unless otherwise notified. Under no circumstances may the booked holiday period be extended beyond the initial booking except by prior written agreement of the owner. The Tenants will be liable for any
cost of whatsoever nature incurred because of an unauthorised extension.
Arrival/Departure
Holiday bookings run from Saturday to Saturday. Guests are welcome after 3:00pm on arrival day and must vacate the premises by 10:00am on
the day of departure. Please ensure these times are adhered to. Guests are requested to leave the property in the same clean and tidy condition it was in when you arrived.
Group Makeup
We regret that single sex groups will not normally be accepted.
Sub-letting is not permitted unless by special arrangement. Under no circumstances shall any person(s) other than those named on the
booking form enter the premises without prior permission from the proprietors.
Bookings cannot be accepted from anyone under 21 years old.
Pets
Sorry, no pets are allowed.
Smoking
The cottage is only available to non smokers.
Parking
There is a numbered allocated parking space available for one car only. Please do not park in other resident's parking spaces.
Contract
What is included
Bed linen and tea towels included in the tariff. Gas central heating also provided free early and late season.
Electricity, (Central Heating if required), Bedding (duvets, sheets etc. ) are included in the tariff
Personal hand/bath towels are not supplied.

Included in the tariff Electricity and Gas Central Heating (combination boiler). All bedding and linen are provided and beds are made
up for your arrival. A Graco travel cot is available along with a highchair.
Linen and electricity is included in the tariff.
Towels and tea towels are not included so please remember to bring your own.
Breach of Contract
If there is a breach of any of the booking conditions by any of the guests, the owners reserve the right to re-enter the property and
terminate the tenancy without compensation.
Waterproof mattress covers are fitted to all beds. If these are removed and the mattress is soiled, visitors will be charged for a new
mattress.
Governing Law and Jurisdiction
English Law shall govern the validity, construction and performance of this Agreement. The Applicants and the Tenants submit to the
exclusive jurisdiction of the English courts.
Non Availability of Property
In the event of the accommodation becoming unavailable (e.g. through fire or illness), the owners will attempt to provide suitable
alternative accommodation or will refund all monies paid or a proportion in the case of curtailment but the Applicants shall have no further claim against the owners.
Holiday let only
This agreement is made on the basis that the property is to be occupied by the Tenant for a holiday as mentioned in the Housing Act 1988
Schedule 1 paragraph 9 and the Tenant acknowledges that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
Access by the Owner
The Property Owner or his representative shall be allowed access to the holiday accommodation at any reasonable time during any holiday
occupancy.
Complaints
In the event of there being cause for complaint concerning a property, the matter should be taken up with the owner at once. It is
important that this is done whilst you are still at the property so that an on-the-spot investigation can be made if necessary and remedial action taken if required. In no circumstances will compensation be made for
complaints raised after the tenancy has ended when the Tenant has denied the Owner the opportunity of investigating the complaint and endeavouring to put matters right during the tenancy.
Liability
Personal belongings are the responsibility of each member of the party. We accept no liability whatsoever for any personal injury
sustained by any person, accident, loss or damage to your property including your vehicle in the designated private parking space, unless such loss etc is demonstrably due to our negligence. We cannot be held
responsible for the failure of public services (eg water, gas, electricity etc) or any disturbance which is beyond our control. In all cases, except personal injury or death, our liability to you for the total of
all claims arising out of your holiday with us is limited to the cost of the booking.
